Bruce was a brand nee Batman in this movie. He wasn't 40 to 45. More like mid 30's at the latest.

How the hell can they be the same age, when we saw Napier murder the Waynes whilst Bruce was a child?

That sounds about right. Jack looks around 18 when he kills the Waynes, Bruce looks about 10, and in the present, I'd say Bruce was probably in his mid 30s.
