If the Island was sealed off how did Anna and the boy arrive there? Did they travel in the SUV that she rescued Will Smith with and took to New England with her? How did she get off the Island?
Assumming all bridges, tunnels and roadways were destroyed?

No, she came on a ship to Maryland from Brazil when the infection broke out. After that she drove to NYC and the OP makes a very valid point.

There was a lot wrong with this movie when you really look at it. For instance why was everything, that happened to be abbandoned, so clean? Dusting my house only lasts for one day. Also, isn't it lucky that the water was still running when there is no one monitoring it. All these little things really spoiled the movie for me. This is one where they probably spent too much money.

i thought that at first, but then realized they can only show so much in a movie, and considered that due to the high level of inteligence, and the fact that he had free roam of the streets everyday for 3 years, im sure Robert Neville could have figured out how to get some water and electricity to his house. We also see while hes exploring NYC, it doesnt appear that any other buildings have utility's

It shows the generators in his house which have been in both the book and previous film.
as for Dust, IT's primarily dead human skin. It really hit me how much it affects it when I went into a spare room we never use and noticed how relatively dust free it was after almost a year.
They also didn't blow up all of the bridges. Remember this was intended to be a quarenteen guarded by the Army. The Alternate ending on the DVD set shows them driving through the baracades at the end.

She rode a couple of seaturtles that she tied together with the hair from her back.

It's Manhattan Island we're talking about, not the island fictionalized in Lost. She heard Neville over the radio describing where he'd be. She most likely had working knowledge that the island had been quarantined so she probably knew she'd have to secure alternate passage across the East or Hudson. I don't think it's unreasonable to think there were personal watercraft in the vicinity of wherever she chose to cross.
I think it's also important to remember these are survivors. Most people died by the virus, a lot became Darkseekers, and the rest unaffected. As Neville pointed out, the Darkseekers got to most of the unaffected, the rest you'd have to imagine would be pretty resourceful in order to stay alive. Plus how hard is it to get to Manhattan Island. The original natives did it centuries ago using what they acquired from the land.

In one of his video logs he states "day 1009" or some such number close to that. Also, at the end, Anna says that the virus hit in 2009 (December, I believe based on all of the decorations) and that the cure was found in September 2012). Judging by how it effected Sam, the virus seems to take hold within 24 hours (based on how they scanned people when they were implementing the quarantine it looked like it may have been somewhat slower in humans, but I'm guessing not by a great deal) so it seems likely that its spread from ground zero would have been quite quickly.
So it looks like it was a little shy of 3 years from the time the virus hit to the time of the movie. And like you said, there may have been other survivors at first so he may not have been alone even that long.

Yeah, the shiny red Ford Mustang Will Smith drove in the beginning of the movie was there only to say - "Hey, I'm the star of this blockbuster movie. I'm a real bad-as#, okay.
