Why does Michael Wincott's character at the villa warn Ron Kovic to not to stay there? He says it in a very hushed undertone manner. What was the warning meant to convey?

Well it's been a while since I've seen it to be honest. I thought his character seemed almost like a prisoner. The way he conveyed that warning to Ron. Very hushed and rushed, the manner of his speech. Willem Defoe's character seemed to have found a niche in that hell hole. To me it looked like Michael Wincott's character wanted out, but he couldn't get out.
It was just strange how he came up to Ron and warned him in such a way. And Ron being more captivated by Defoe's character than heed Wincotts' warning.
