    I think this was an overall mediocre film with great acting. It started out really good, with a nicely paced unraveling of a very interesting and contemporary American story many people can unfortunately relate to. However, things started going a bit south towards the end of the first half when some plot holes started surfacing (e.g. he continued staying in the motel, exposing his family to massive day to day risk instead of at least renting a house, the fact he started working as a licensed realtor taking people out of their homes etc). The second half had one good moment, when the true nature of Rick was finally exposed. The ending however seemed incomplete. Although i can understand that this was the turning point where Rick and Dennis took their separate roads we should have a chance to see how the future would unravel for the two after Dennis exposed Rick.
    One last thing: Rick's explanation of how the housing market works is one for the ages. These things should be taught at school. As many of you stated before, it is incredibly frustrating seeing people with evictions and notices in their hands waiting for the police to come take them out of their homes, and what is even more frustrating is seeing them breaking down in front of the cops and their families while the inevitable happens. The "never get emotional with real estate" line, is an advice every person on earth should follow for life.
