So, the more I think about it, the more I dislike Gaga's reaction when Matt broke out of the "spell" and left her. It reminded me of some random teenage encounter, where they guy gets up to leave and the girl starts crying and reaching after him, with that whole, "No, don't go, I love you so muuuuuuuch!" vibe.
Why Matt? She's got her pick of ghosts and random hillbillies, but as Cricket says, Matt is the only thing she wants. Putting jokes about "jungle fever" aside, has there been even the slightest in-show mention of Matt being incredibly well-endowed, or the world's best lover, or Well, anything that would make him special at all? So far, he seems really, really boring. At least Wes Bentley is rocking that killer beard. -

And she can't get it from any of the dozens of hillbillies around? Or the cops that have been intermittently around. Matt isn't the only man that's been near the house that has a sperm count above zero. Cricket probably doesn't count. XD

Then we can expect to see her tear Matt into shreds and eat him while he's dying! That sounds about right. But it really looked like she was in love with Matt when she was begging him to stay. I've never acted like that when they've cleared my plate at a restaurant before I was done. She's a big baby for a maenad.

It's not about his looks or any sexual quality he might or might not have. She wants his soul, so she's trying to seduce him into being completely under her control. She probably wants to enchant him into killing his family and/or himself. Since he's a skeptic, he's probably easier to fool. He's not prone to accepting that she's a supernatural being and isn't savvy enough to fear her.
When Shebly caught him having sex with her the first time. The GAGA was probably testing him. He didn't remember anything, so he passed her test. Also he still thinks the vision he saw of the nurse murderers was a dream. Even after hearing that it really happened. People that think they knw everything are the easiest to enchant or con.
I don't think she can kill anyone without them letting her. The butcher let her kill her, but she uses The Butcher and The Buther's influence over the spirits to kill everyone else. -
